Things To Consider When Designing And Estimating A Loft Conversion
The size and type of your home
The condition of your existing roof and the type of roof you have
Any plumbing that may need to be relocated
Complications that may occur due to the existing structure and obstructions like Chimneys and unusual layouts
Additional things to consider are adding Velux windows, which provide the space with substantial light, which is often needed and adds a nicer finish.
Flooring and lighting is also another important feature, this often depends on personal choice and how much you want to spend.
An architect will be able to draw the right type of loft which suits your existing home and makes the best sense. Types of lofts range from Dormers, Hip to Gable to a Mansard conversion.
Will I have permission to do my loft?
Building regulation is almost often required by your local planning office, particularly if you are changing the space into a usable accommodation. However, under permitted development rights, you may be able to go ahead providing, you submit plans and meet your local authority’s requirements.

In Early Spring this year, one of the external walls of our house the render fell off due to the harsh winter which worsened the wear and tear. Tom carried out the re-rendering and all associated necessary repair of the wall. We were highly satisfied with Tom’s work.
Subsequently, in the late Spring in the same year, we had a plumbing related incident in the upstairs bathroom affecting the kitchen ceiling underneath. Tom identified the cause very efficiently and put everything back in order effectively.
