One advantage of extending and not moving homes, is avoiding the cost of stamp duty. Once you have calculated the agent’s fees for selling your home and the stamp duty on a new property, you may find that you could build yourself quite a decent extension for the same price.

Not only can an extension improve the enjoyment of your home and make the space more compatible with your lifestyle, it can add serious value to your property.

So, what are the ways you can improve your home with an extension?

Extensions are becoming increasingly common. Due to the modern-day trend for an open plan kitchen and living area, rear extensions are popular. More and more people have taken up the option for an inviting user-friendly space which is great for both entertaining friends and enjoying with the family.

Another popular extension is, converting the garage space into a liveable and working area for the home. Replacing it with a single story or double story structure, which is called the side extension. Adding the extra rooms for either older relatives, children’s room, tv hub or an office. Again, adding more value to the home.

Planning Rules

Normally the councils will insist on a gap between neighbouring properties which are two stories or higher, for various reasons. The council may also prefer you not build within 1m of a boundary or at least leave a gap for the overhang of the building such as for the guttering.

In order to get the best from your new-found space, light is always a big consideration by which, both the council and you will take big interest in when you submit your plans. The council has guidelines to follow so that you don’t infringe on your neighbour’s access to light, planning where place your windows in relation to theirs is an important factor.

Everyone has a right to privacy so some thought will have to go into planning an extension which is both functional and meets building regulations.
