Extending Your Property
One advantage of extending and not moving homes, is avoiding the cost of stamp duty. Once you have calculated the agent’s fees for selling your home and the stamp duty on a new property, you may find that you could build yourself quite a decent extension for the same price.
Not only can an extension improve the enjoyment of your home and make the space more compatible with your lifestyle, it can add serious value to your property.
So, what are the ways you can improve your home with an extension?
Extensions are becoming increasingly common. Due to the modern-day trend for an open plan kitchen and living area, rear extensions are popular. More and more people have taken up the option for an inviting user-friendly space which is great for both entertaining friends and enjoying with the family.
Another popular extension is, converting the garage space into a liveable and working area for the home. Replacing it with a single story or double story structure, which is called the side extension. Adding the extra rooms for either older relatives, children’s room, tv hub or an office. Again, adding more value to the home.
Normally the councils will insist on a gap between neighbouring properties which are two stories or higher, for various reasons. The council may also prefer you not build within 1m of a boundary or at least leave a gap for the overhang of the building such as for the guttering.
In order to get the best from your new-found space, light is always a big consideration by which, both the council and you will take big interest in when you submit your plans. The council has guidelines to follow so that you don’t infringe on your neighbour’s access to light, planning where place your windows in relation to theirs is an important factor.
Everyone has a right to privacy so some thought will have to go into planning an extension which is both functional and meets building regulations.
TCG homes have good links with planning officers and are kept updated with regulations and changes in policies. A good builder will make it his responsibility to let the customer know what they can and cannot do, avoiding possible setbacks once the build begins.
We pride ourselves on being straight talking and honest when offering facts and advice about the customers plans, we are not sales people.

Tom is an outstanding professional in the building trade! He just carried out a complete renovation of the kids' bathroom. The job took a little over two weeks and he managed every aspect of it including plumbing, tiling and electrics. His work is meticulous and he cared about the finish even more than I did! Comes highly recommended.

TCG Homes recently painted all of the sash windows on my property as well as replacing rotten wood and a pane of glass, also had new guttering and fascia fitted. I was extremely happy with the quality of the work. The team were pleasant and reliable - completing the work on time. I was pleased that we had used them and would highly recommend.

We brought in Tom and his team following a referral to renovate our new home. I've always been sceptical as many are, on who and how to select tradesmen for work that is so important, and Tom and his team from minute 1 were reliable, honest and extremely helpful in their recommendations to ensure we were as happy as possible once they had completed the job. Tom and his team were well aware of our pressured timing situation, and worked round the clock to ensure the job was complete to the highest possible standard for our completion date. I can't recommend using them any higher, and for any future works I will be definitely be using TCG Homes, again.

Tom and his team remodelled my whole house last summer , I am very happy they were clean and tidy and always kept within my budget no nasty surprises , they even took me to the wholesalers to choose fittings as I couldn't make up my mind and wanted more time to look at what was available , would highly recommend this skilled and talented young man and his team.

In Early Spring this year, one of the external walls of our house the render fell off due to the harsh winter which worsened the wear and tear. Tom carried out the re-rendering and all associated necessary repair of the wall. We were highly satisfied with Tom’s work.
Subsequently, in the late Spring in the same year, we had a plumbing related incident in the upstairs bathroom affecting the kitchen ceiling underneath. Tom identified the cause very efficiently and put everything back in order effectively.
Tom is a highly skilled builder with good work ethics.
